Off-balance-sheet structures are financing a growing share of AI's infrastructure buildout, with bonds, leases, and private capital replacing direct corporate spending.

That shift in funding mechanics reduces what standard financial disclosures can show. Leveraged investors entering the same market are stacking amplified exposure on top. The constraint here is visibility.

When a company funds a data center through direct capital expenditure, the spending surfaces on the income statement and the cash flow statement, the two lines where most sector analysis begins.

When the same asset is financed through a lease obligation, a bond issued by a dedicated vehicle, or capital pooled through a private fund, the economic exposure is identical. The financial disclosure is not.
